The industrial complex was built in the 1960s and is located in a flat area between the municipalities of Porto Recanati, Loreto and Villa Musone and is in a strategic position with respect to roads and the transport network, being 4 km away
distance from the Loreto/Porto Recanati exit of the A14 motorway, 2 km from the Loreto railway station, less than 2 km from the State Road 16, 25 km from the port of Ancona and 35 km from the Falconara-Ancona airport.
The industrial factory has a supporting structure in steel and a shed roof covered, like the side walls, with sandwich-type panels made up of two galvanized steel sheets with interposed rock wool insulation; the infill walls for the first two meters above the ground were made of solid brick masonry with a thickness of 12 cm and is plastered on the inside and exposed on the outside; the pavement is made of compressed asphalt tiles laid on a concrete base slab. It is also equipped with internal reinforced concrete portals with the function of support the rails of the bridge cranes which are distributed over the entire surface and which allow the movement of the elements in production. The heating system consists of large fan coils arranged in height inside the buildings. Inside, a painting plant was also built with two concrete tanks at floor level for water collection.

There is also an accessory building, built on two floors with a supporting structure in steel and floors in corrugated sheet metal, infill walls and roofing in sandwich panels with insulating interposed, internal and external stairs in steel, rubber floors and aluminum and glass fixtures.

The property is sold including equipment (washing cabin, testing and running-in systems), overhead cranes, various furniture and shelving.
