The property is located in via Montagnola close to the Montagnola Park and the INRCA.
Access is directly from the public road that leads to the fenced property where the villa and an outbuilding are located.
The villa has two floors, the basement in the part towards the street is used as a garage and measures approximately 50.00 square meters and subsequently leads to clearing rooms to a large living room.
From the garage, via an internal staircase, you can reach the apartment above.
The mezzanine floor measures approximately 150 square meters and the porch at the entrance measures approximately 20 square meters.

L’immobile risulta censito al Catasto Fabbricati del Comune di Ancona al Foglio 50: Particella 27 - Sub 2-4-8-9-10-11 Il terreno risulta censito al Catasto Terreni del Comune di Ancona al Foglio 27 - Particella 611 L'immobile in oggetto è sito in via Montagnola nelle immediate vicinanze del Parco Montagnola e dell’INRCA. L’accesso si ha direttamente dalla via pubblica che immette nella proprietà recintata dove insistono la villa ed un fabbricato annesso. La villa si sviluppa di due piani, il piano seminterrato nella parte verso la strada è adibito ad autorimessa e misura mq.50.00 circa e successivamente si accede a locali di sgombro ad un ampio vano abitativo. Dall’autorimessa, tramite scala interna, si raggiunge il soprastante appartamento. Il piano rialzato misura mq.150 circa ed il portico sull’ingresso misura mq.20.00 circa. L’annesso, edificio di forma allungata, è formato da tre unità abitative e da un locale contatori. Le tre unità abitative, che risultano essere libere, hanno una superficie complessiva di 120 mq. La villa è in corso di liberazione dai precedenti inquilini. A seguito di accertamento tecnico preventivo promosso da confinante, è emerso che l’edificio con n. 3 unità abitative non risulterebbe edificato a distanza regolamentare dalla proprietà del citato confinante. Da accertamenti effettuati dal consulente della procedura e da sentenza di usucapione a suo tempo ottenuta dalla fallita, in realtà emergerebbe come la problematica attenga esclusivamente al locale contatori e, marginalmente, alla parete terminale del sub. 9.
