The decidedly irregular shaped area is currently uncultivated agricultural land. Located close to an area of recent construction, where the prevailing building typology is made up of two-storey buildings and buildings composed of units developed on several levels aggregated horizontally, once the PRG forecasts have been completed, it will be included between Via Rabin, the completion of which is placed in charge of the subdivision company, and the Casalpusterlengo ring road.
All the parcels listed above fall within a perimeter development plan defined in the P.R.G. in force with the acronym PL32 regulated pursuant to art. 7 – 9 – 10 – 11 – 19 – 27 of the N.T.A.
The volumetric plan envisages the formation of 24 lots, two of which are for mixed commercial/residential use; on the remaining ones, the construction of single and two-family buildings and a row of terraced units is envisaged. The overall surface area of the area from the topographic survey is equal to 21,530 m2, slightly lower than the cadastral surface area which amounts to 22,091 m2.
The overall surface area of the building lots is equal to 12,919 m2 with an overall building capacity of 3,183 m2 (GFA).
The remaining uncovered areas are intended for greenery and parking in quantities exceeding the standards (2,435 square meters compared to the 1,736 square meters foreseen in the plan) and for public and private roads.
