The tri-family villa at auction is located in the Municipality of Ardea in the subdivision called "Nuova Florida", an area with predominantly residential value, with some services located within a radius of 600 meters (schools, supermarket, and sports facilities) and is about 7 km from the S.S. 148 state road that connects Rome to Terracina (LT).
The villa has a total area of 340 sqm and a dependence of 79 sqm.

Access to the house is via a circular staircase of five steps and a colonnaded porch arranged on three sides. Through two doors, one enters directly into a spacious double-height living area, with a central fireplace and two semicircular staircases connecting the raised floor with the upper floor. From the first landing, via a single-ramp staircase, one accesses the second floor which includes four rooms and two bathrooms, a small storage room, a corridor, a hallway, and a balcony on three sides.
The internal flooring of the main rooms on the ground floor (raised) and the first floor is made of various types of marble, except for the central living area which has been made of resin.
