Full ownership right for the share of 1/1 on the residential property registered in the Land Registry of the Municipality of Attigliano at Sheet 8 pt. 104, category A/3, consisting of 5 rooms, located on the ground and first floors of a single-family building of old construction with an attached room for storage/garage, in addition to the exclusive courtyard, with a total area, both covered and uncovered, of 300 square meters.

The apartment consists of: on the ground floor, a kitchen with fireplace, a living room currently used as a double bedroom, plus an adjacent storage/garage room with a small masonry oven; on the first floor, accessible via an internal staircase, there are two bedrooms, a bathroom, two hallways, a terrace, and a balcony.
Regarding the property, it is noted that:
a) in the current state, on the ground floor there is a small toilet with direct access from the room used as a bedroom that falls on a portion belonging to third parties and which, therefore, has not been evaluated as it is unrelated to the foreclosure (the access door must be sealed);
b) that a small portion of the above courtyard, approximately 15 square meters, in the current state delimited by a fence, is owned by third parties;
c) that there are cadastral and building-urban planning irregularities described in the evaluation report of the expert, to which reference is made, which have been taken into account in the indication of the estimated price;
d) that the property, regarding the ground floor, is occupied under a lease agreement with a fixed tax rate dated 10.5.2022 registered on 10.5.2022 expiring on 9.5.2027, which is enforceable against the procedure and of which immediate notice of termination has been given, with a forecast of a monthly rent of 190.00/month.
