Industrial complex in Solofra (AV), via Celentane 92 - LOT 1

The property in question is a fully equipped industrial complex for the tanning of leather, whose processing phases can be divided into: Tanning, Dyeing, Airing, Drying, Pre-finishing, and Finishing. The industrial structure develops over three floors dedicated to activities related to the production process, plus a mezzanine floor, between the ground floor and the first floor, intended for administrative offices and management:
- The ground floor has an area of 2,250 sqm and an internal height of 5.95 m. At this level are located the tanning and re-tanning departments with the related production equipment: drums, airing, shavers, presses, refiners, fleshers, as well as the thermal steam central, water system, purification system, transformation power plant, briquetting machine, compressed air system, raw materials and semi-finished products storage, changing rooms, and restrooms;
- The mezzanine floor, used for offices, is divided into two rooms. One part of 81 sqm is designated for administrative offices and the remaining 45 sqm for executive offices with restrooms;
- The first floor has an area of 2,150 sqm and a height of 3.80 m. At this level are located the spraying and finishing departments, the selection department, the vault, automatic spraying lines, refiners, stretchers, pallets, grinders, wetting machines, tumbling drums, nailers, measuring devices, brushers, cleaning machines, splitters, glittering machines, and perforators. There are restrooms and a room where the selection of finished leathers is carried out;
- The second floor, of about 1,250 sqm and a height of 3.50 m, is dedicated to the leather drying department.

The sale includes some machinery present within the property, excluding: Bergi Finilux R/15 stretcher, Mostardini hydraulic press, Led/02 Tomboni press, Sirio 1800 Mosconi splitter, and a Flamar refiner.
