FULL AND ENTIRE OWNERSHIP of a real estate portion for residential use, located in San Cipriano d'Aversa at via Toscanini no. 15. It consists on the ground floor of a room with an attached kitchen and on the first floor (accessed from the common staircase) of a bedroom and bathroom, all extending over a usable area of about 70 sqm plus balconies. It borders to the north with plot 5185, to the south with a common courtyard and unit sub. 3, to the east with a common staircase and to the west with via Toscanini (from which access is gained), unless otherwise stated. The entire property is recorded in the Land Registry in the aforementioned Municipality of San Cipriano d'Aversa, Sheet 2 plot 484 sub. 1, category A/4, class 4, size 2.5 rooms, R.C. € 116.20.
The described state of the places does not correspond to the cadastral consistency due to different internal distributions and the lack of registration of the kitchen on the ground floor. The property has its original structure prior to 01.09.1967 (ground floor) and has undergone subsequent expansion with an elevation in the absence of any urban planning authorization (presumably between 1974 and 1988) and in the opinion of the Expert, the application of art. 32 of D.L. no. 269 of 2003 converted into law no. 326 of 2003 (in the terms of art. 40 c. 6 L. 47/85 and amendments) could be considered as the reasons for the credit are prior to the entry into force of the said law and the abusive works were completed by the date of 31.3.2003. There is no demolition order.
