Per lo strumento urbanistico in essere i fabbricati hanno una vocazione d’uso con finalità pubbliche, mentre le aree pertinenziali per quanto di notevole dimensione non hanno vocazione edificatoria e devono essere mantenute per instabilità idrogeologica.  Gli immobili hanno caratteristiche tradizionali in muratura di mattoni pieni ed in c.a, le fondazioni sono in c.a. i serramenti esterni in legno e alluminio con vetro camera, i pavimenti sono in piastrelle di ceramica, battuto di cemento e marmette di graniglia. Gli impianti elettrico, meccanico ed idrico sono fuori norma e totalmente da rifare. Sono presenti serbatoi interrati non inertizzati da bonificare, così come le aree del sottosuolo sono a rischio ambientale. L'immobile ricade in zona "Attrezzatura di carattere socio-assistenziale in progetto nell’ambito dell’area ex ALEA”

SYNCHRONOUS MIXED SALE - Industrial building and land in Burolo (TO), Via Nuova 13 - LOT 1

Bids are being collected for an industrial building of 2,465 sqm with surrounding land for a total area of 28,662 sqm.

Bids can be submitted:

- in a sealed envelope by 1:00 PM on 21/11/2024, at the office of Ms. Adele Antonia Vasilotta, located in Milan, Corso Genova 27

- electronically, using the web form "Electronic Offer" provided by the Ministry of Justice through this webpage by 1:00 PM on 21/11/2024

The lot in question consists of a disused area located a few km from Ivrea, the property was originally used as a research center and consists of buildings that are now completely unusable and non-compliant from a construction point of view and with particular characteristics, in addition to a wooded area with hilly terrain with steep slopes that presents hydrogeological problems. According to the current urban planning tool, the buildings have a public use vocation, while the ancillary areas, despite being of considerable size, do not have building vocation and must be maintained due to hydrogeological instability. The properties have traditional characteristics in solid brick masonry and reinforced concrete, the foundations are in reinforced concrete, the external fixtures are in wood and aluminum with double glazing, the floors are in ceramic tiles, cement screed, and graniglia tiles. The electrical, mechanical, and water systems are non-compliant and need to be completely redone. There are underground tanks that are not inertized and need to be remediated, as well as the underground areas are at environmental risk. The property falls within the area "Equipment of a socio-assistance nature in project within the former ALEA area".
