FULL OWNERSHIP FOR THE 1/1 SHARE of:
- Portion of building used as a restaurant (category C/1 - shops and workshops) registered in Sheet 41 Parcel 799 Subordinate 2 in the municipality of Acquasparta building register represented by the main room and direct accessories, located in the basement of a commercial accommodation building with a staircase interior and lift for access to the various floors of the building. The real estate unit in question is entitled to all the rights to the common property that cannot be assessed (court - sub. 1). The entire property was built in the period between the years 1996 and 2000, therefore it can be defined as recently built, and consists of an isolated sky-earth building (not regulated in a condominium) in which there are 3 u.i.u. (2 shops and 1 hotel) spread over a total of 4 floors of the building (3 above ground and 1 basement) connected by a suitable internal staircase and lift and also equipped with an external fire escape. The same is formed by a framed structure in reinforced concrete, brick-cement floors, brick masonry infill with external coating of civil plaster and painting, internal partitions in masonry of perforated blocks covered with smooth plaster of the civil type and overlying painting, aluminum window frames with double glazing and aluminum shutters. As far as the single u.i.u. is concerned, the presence of all the internal finishes necessary for its use is noted: honeycomb wood doors, porcelain stoneware floors, ceramic tile coverings and suitable wall painting, electrical and water-sanitary system, heating and air conditioning system on all the rooms of the building which overall are well lit and ventilated. The state of the places shows this portion of the building in its correct intended use as a RESTAURANT, consisting of 1 MAIN ROOM and DIRECT ACCESSORIES (KITCHEN, WINE SHOP, STORAGE ROOM, HALLWAY, anti-WC and W.C.) for a usable surface area of approx. 226.78. For the purposes of the evaluation, the gross area was determined, duly adjusted and equal to square meters. 288.00.

The real estate unit in question is entitled to all the rights to the common property that cannot be assessed (court - sub. 1). For the purposes of the evaluation, the gross area was determined, duly adjusted and equal to square meters. 602.00.
- Portion of building used as a bar (category C/1 - shops and workshops) registered on Sheet 41 Particle 799 Subordinate 5 of the building register of the Municipality of Acquasparta represented by the main room and direct accessories, located on the ground floor of a commercial accommodation building internal staircase and lift for access to the various floors of the building. The real estate unit in question is entitled to all the rights to the common property that cannot be assessed (court - sub. 1). The entire property was built in the period between the years 1996 and 2000, therefore it can be defined as recently built, and consists of an isolated sky-earth building (not regulated in a condominium) in which there are 3 u.i.u. - Land in buffer zone (road and railway) consisting of a single particle for a total land area of approx. 1,540 referred to in Sheet 41 Parcel 444 land register of the Municipality of Acquasparta The current state of the places reveals that the land is a direct and exclusive property of the commercial accommodation building described above since it is intended for parking and an external service area of the building itself, is equipped driveway access closed with a metal gate along the public road (Strada Tiberina) which in fact constitutes the entrance to the real estate compendium in question. It is currently totally uncultivated, with some tree essences planted over the years or born spontaneously also as riparian vegetation on the roadside or along the borders and needs cleaning and accommodation works. For the purposes of the evaluation, the average agricultural value of the cadastral crop (arable land with trees) and the increase in value due to the exclusive service relevance of the building were considered.
Cadastral and building irregularities were found for a sum of € 15,500.00, already deducted from the estimated price. The assets are subject to archaeological restrictions as better specified in the appraisal.
