The area is peripheral to the center of Gradisca d'Isonzo and is characterized by low building density with exclusive presence of residential properties, single lot buildings, and rural properties.
The building area has an area of 8,824 sqm.
The General Municipal Regulatory Plan (PRGC), in force under Decree no. 06/Pres of January 8, 1999, includes the area within the residential expansion zones with articulated layout.
The area is intended for the increase of residential and service functions related to collective function. As for the commercial function, it is allowed within the limits and with the prescriptions indicated by the municipal sector plan for commerce.
The parameters are as follows:
a) Maximum territorial building index (IT) equal to 8,000 mc/ha;
b) Maximum land occupancy rate (QF) equal to 30%;
c) Maximum building height (HH) equal to 2 floors;
Minimum distance between buildings (DF) equal to 10 m between window walls and front walls except for buildings in contact.
