The property in question, located in an urbanized area close to other artisanal and industrial activities that provide the area with a reference point in the local market, develops along a completely flat valley located 8 kilometers from the Grottammare A14 motorway exit and 10 kilometers from the Adriatic State Road, which can be reached directly by taking Provincial Road No. 92 heading East.

The factory, with a completely fenced area, can be divided into two distinct portions, one facing the road parallel to Provincial Road No. 92 and the warehouse built in several phases and resulting from expansions.

The portion facing the road is a rectangular reinforced concrete structure, which develops over three above-ground floors, the ground floor mainly intended for the display of furniture and the offices of the decorators, the first floor, with both external and internal access, intended for the administrative sector and appropriately divided with equipped walls, the second floor with variable internal height, intended for archive, testing room, and warehouses.

The ground floor, of about 5,600 sqm and detached accessories of about 180 sqm, is divided as follows: Entrance 50 sqm, exhibition rooms with sales boxes, bathrooms, and changing rooms 1,140 sqm, furniture/finished product storage 650 sqm, laboratories/storage 3,020 sqm, finished product loading 460 sqm, painting rooms 150 sqm, cabins, central units, compressor rooms 130 sqm, completely painted, with aluminum fixtures and shatterproof glass. The systems have been upgraded and revised to provide the exhibition room with the necessary lighting.

The first floor of 412 sqm is intended for offices and has been divided with aluminum and glass equipped walls, with floors covered in carpet, the walls are painted, and the fixtures are aluminum. The first floor has a balcony with a wrought iron railing on the South and East sides.

The second floor has an area of 415 sqm and is accessible via the internal staircase connecting all floors, it is intended for archives and testing rooms. The internal heights vary from 1.95 m to 3.95 m, and part of the floor has been divided with equipped walls and is well lit and ventilated.

The three floors are also connected by an elevator/lift.

The roof is made of asbestos-cement sheets (eternit).

Please note the presence of non-remediable discrepancies for which the state of the places will need to be restored. Other discrepancies are remediable.

Currently, a portion of the property of 727.00 sqm is still leased, with a regular lease contract dated 04/10/2014. Following the entry of the Bankruptcy Curatorship into this lease contract, its expiration has effectively been extended to 05/10/2026, but through an additional agreement signed by the parties, a resolutory clause of the lease has been introduced at the time of the adjudication of the property.
