Industrial warehouse in Campochiaro (CB), Via Vespucci, Industrial Area

The property is registered in the Land Registry of the Municipality of Campochiaro on Sheet 4:

The property is located in the industrial area of the Municipality of Campochiaro. Built within a larger lot, the property is enclosed by a concrete wall topped with a metal mesh. In excellent maintenance condition, it consists of two buildings and is functional for the production and processing of food products.

The main building is used for processing and offices. On the east facade, there are two accesses, one for heavy vehicles and the other for pedestrian access.
On the west facade, there are two large iron doors for the supply of raw materials through tank trucks.
Under the roof, accessible via a series of hatches, most of the electromechanical devices for air conditioning have been installed.
On the ground floor of the warehouse, production takes place, while on the first floor there are administrative offices and a testing laboratory for product specifications and quality control.
The production area of the property is divided into two parts by a corridor. On the left side are the hardening room, maturation room, mold washing room, innovative product packaging room, stracchino packaging room, and traditional product packaging room.
On the right side, there are the cold storage rooms, a storage room, a sanitation room, and a cafeteria with related restrooms, with washable industrial concrete flooring.
Heating of the premises is provided by aluminum radiators connected to a methane boiler.
All flooring is made with special acid-resistant tiles essential for the processing activities in the structure.
The doors leading to the cold storage rooms are electrically operated sliding doors.
The lighting system is of the ceiling type.

The offices are located on the first floor, covering an area of about 150 sqm, and are internally divided into administrative secretariat, management, bathroom, staff office, chemical laboratory, a room for electrical panels, and a staircase leading to the suspended ceiling of the warehouse and the accessible roof.

The plant components, as already mentioned, are housed in the suspended ceiling to allow maintenance without interrupting production.

The smaller building, 110 sqm, houses the thermal power plant. It has a steel load-bearing structure, concrete foundations, and a corrugated sheet metal roof.
