It consists of several connected structures that are adjacent to each other, representing a large warehouse, a canopy, small accessory rooms, and a shed that is partially unrenovated and partially built but not completed.
Specifically:
• warehouse (sub. 1) built with a steel structure and a floor made of concrete slabs. Internally, it is enclosed with a mixed structure of bricks, drywall, and sandwich panels, equipped with skylights on the roof, a large opening, and windows with metal frames to allow access to a small courtyard and the rear canopy;
• canopy with a steel structure and a floor made of concrete slabs, inside there is a small room divided into a bathroom and an anteroom serving the artisan activity;
• small technical accessory rooms, currently unused, previously used as a warehouse, storage, and workshop;
• portion of the shed, marginally affected by a fire that occurred in July 2007, has not been rebuilt after that event. It has a rectangular plan with an internal useful height of about 4.25 m under the beam and h 7.95 at the center of the arch. It is presented without internal finishes, with exposed reinforced concrete and brick structures, except for the flooring, in concrete with an industrial-type finish;
• portion of the shed that was demolished following the fire and subsequently rebuilt but not completed. This portion has a regular trapezoidal plan, with an internal useful height of about 7.3m under the beam.
Please note that between parcel 111 and parcel 440 (not part of the bankruptcy procedure), there is a virtual boundary that is not materialized.
Please note that on the court registered with parcel 111, there is an easement for pedestrian and vehicular passage in favor of parcels in the Land Registry n° 1364, 1219, 1337, 1338, and 1220 and in the Land Registry with parcels 1232, 1217, 1214, and 440.
The same parcel 111 together with parcel 440 (not part of the bankruptcy procedure) is subject to easements for pedestrian and vehicular passage and also for parking and stopping for vehicles, and on parcel 1364 on Sheet 51 exercised by each dominant fund so as not to infringe the equal right of stopping and parking for vehicles accessing the servient fund
