The industrial property for auction is located in the Industrial area of Marcianise Sud just 500 meters from the Caserta Sud – Marcianise motorway exit.
The total area is 2,134.50 sqm, with an uncovered courtyard of 1810 sqm.
The lot in question consists of three properties.

PROPERTY A, with a total area of 1,430 sqm, a maximum height of 9 meters and consists of:
-  one ground floor partly used as a bar restaurant and partly characterized by the presence of two beach volleyball courts with attached services, a technical room and an independent entrance located on the south facade,
- a mezzanine floor partly used as a room with tables for the bar-restaurant and partly as a technical/storage room with independent access from the outside of the building on the south side, as well as a space above the services of the beach volleyball courts for spectators of the beach volleyball matches (see Annex No. 8 F.20b); this area is above the changing rooms of the volleyball courts;
- a first floor previously used as a beauty center or similar.

PROPERTY B, with an area of 703.80 sqm, consists of a working area, an office of about 42.70 sqm and a small storage room of about 11.70 sqm.

PROPERTY C, electrical cabin serving the property.

On the roofs of properties A and B, there is a photovoltaic system also serving the property present in lot 3.

The portion of external area is encumbered by a right of way in favor of parcel 5204.
There are building and cadastral discrepancies.

It should be noted that the properties are subject to lease agreements as follows:
- Property A, lease agreement for a duration of 6+6 years expiring on 04/02/2032, at an annual rent of € 30,000,
- Property B, lease agreement for a duration of 6+6 years expiring on 31/12/2032, at an annual rent of € 14,000.
The contract includes a waiver clause for termination of the contract at the end of the first 6 years.
