The villa at auction is located in the Municipality of Sant'Angelo Romano, in a peripheral position compared to the city center with direct access from Provincial Road 24°. The property is used as a hospitality structure and develops on the basement and ground floor. There are mini-apartments on the first floor. The villa at auction is equipped with a large plot of land located in the surrounding area, used partly as a garden and partly as parking.  
Currently, the structure is under construction in some areas. The basement is in a rustic state, the ground floor is usable, and the first floor is in a rustic state. There are terraces and balconies that run along the entire perimeter of the building serving both aesthetic and connection purposes; the various levels are accessible via internal and external stairs.
The main front to the west overlooks the large square, while the rear facade facing east opens onto a terrace created from the sloping hillside. The south front is designed for connection with the underlying square with a wide vehicle ramp and a separate pedestrian walkway, while the north front opens continuously towards the pool, which remains on the adjoining lot (not subject to this judicial procedure), with terraced arrangements at various levels connected by elegant steps.
