Dr. Luciano Bertolini, with an office in Florence, Piazzale Donatello nn. 3 and 4, in his capacity as Trustee of Bankruptcy n. 202/2019 of the Court of Florence,

ANNOUNCES

that on December 11, 2024 at 9:30 AM before Dr. Filippo Russo, Notary in Florence, at his office in Florence, Via Bezzecca n. 18, the sale with irrevocable offer and possible auction will take place, of the properties described below, in a single lot

DESCRIPTION OF THE PROPERTY
Portion of a two-family terraced building located in the Municipality of Montelupo Fiorentino, locality Il Corvo, Via Turbone n. 83-85, specifically a residential unit, under renovation at the time of the appraisal, consisting of a cellar on the basement floor, living room, kitchen, and hallway on the ground floor, two bedrooms, bathroom, and hallway on the first floor, and a bedroom, living room, hallway, and bathroom on the second floor. In addition, exclusive pertainable land and a share of 1/2 (one half) of another land, included between the exclusive courtyard and the Turbone stream. The property is in raw condition, lacking systems and finishes.
The above is represented as follows:
- in the Land Registry of the Municipality of Montelupo Fiorentino, in sheet 24, parcel 49, sub 500, Via Turbone n. 83, floors S1-T-1-2, category F/4 (for the residence);
- in the Land Registry of said Municipality in Sheet 24, parcel 721, VINEYARD class 2, area 1.95, R.D. euro 1.36, R.A. euro 1.11 (for the pertainable land).
The land for sale for the share of 1/2 is registered in the Land Registry in sheet 24, parcel 547, VINEYARD class 2, area 4.10, R.D. euro 2.86, R.A. euro 2.33.
The property is free of people but not of materials and equipment related to the ongoing construction site on the premises.

SALE METHODS
The sale will be conducted by the appointed Notary Dr. Filippo Russo, Notary in Florence, through the Notary Auction Network - RAN, a telematic service provided by the National Council of Notaries (www.notariato.it).

METHODS OF SUBMITTING IRREVOCABLE PURCHASE OFFERS

To participate in the auction, the bidder, or a delegate, must go, by 12 PM (noon) on the working day before the date set for the auction (excluding Saturday), to the office of the Appointed Notary, in Florence, Via Bezzecca n. 18 or to one of the Peripheral Notaries identified on the website www.notariato.it, by prior telephone appointment, in order to register in the system, presenting a valid identity document and, in case of an offer submitted by a delegate, also a signed photocopy of the identity document of the bidder.

The offer must be accompanied by the deposit of the security, amounting to 10% of the base auction price, by means of a non-transferable bank check made out to "Bankruptcy R.F. 211/2011".

Digital Offer
For the preparation of the offer in digital format, a reserved computer workstation will be available, provided by the same notary office where the registration of the subject took place.

Paper Offer
For the preparation of the offer in paper format, it will be necessary to use a form to be collected at the auctioning Notary or one of the Peripheral Notaries; the form, duly completed, must be placed in a white envelope, to be delivered to the Appointed Notary or to one of the Peripheral Notaries mentioned above (at least two working days, excluding Saturday, in advance of the deadline for submitting offers).

No indication should be placed on the envelope
