The property is registered in the Land Registry of the Municipality of Brescia on Sheet 109:

Property intended for craft use, built in several successive phases, located on the western outskirts of the town of Brescia, in the area of the Milan Compartment, adjacent to the bypass connecting the Tangenziale Ovest to Via Rose and the Freccia Rossa Shopping Center.
The property is almost entirely developed on the ground floor and consists of a warehouse with a mixed structure and vaulted roof (externally clad in eternit) and a masonry building with a flat roof made of prefabricated concrete panels alternated with plexiglass sheets.
The southern part consists of a parking yard for cars, 2 paint ovens for cars, and adjacent covered spaces with sheet metal and visible iron profile support structures.
The central part of the yard is characterized by the presence of a covered area, with a visible iron profile structure, used for parking the cars subject to processing.
On the first floor, accessible via an external metal staircase, there are offices that are currently largely unused.

According to the amendments made to the PGT, the activity of car bodywork can no longer be carried out in the property.

TECHNICAL REGULATIONS FOR THE IMPLEMENTATION OF THE CURRENT PGT OF BRESCIA
• Art. 85. Areas of landscape-environmental value The PR identifies the "Areas of landscape-environmental value" pursuant to art. 10 letter c.) point 2, of L.R. n.12/2005.
• c. Areas of environmental safeguarding and mitigation (classification of the area where the building is located)
Regarding existing buildings, the predominant use is agricultural.
"Services and equipment" (S) (excluding technological services), "Directional activities", "Residences", Hospitality activities, Craft service activities (excluding vehicle repair), and Production activities of Intangible Goods are allowed. "Manufacturing, Logistics" activities and Commercial activities are excluded.

• Art. 86. Special provisions for the Local Park of supra-municipal interest (PLIS) of the Hills and its extension to Mella - In the safeguarding areas within the perimeter of the Local Park of Supra-municipal Interest of the Hills of Brescia recognized by the Provincial Council resolution on November 22, 2002 n. 547, objectives of safeguarding and enhancement of natural environments and the promotion of agriculture are pursued. In this sense, the reactivation of agricultural and forestry practices is promoted.

The sale includes the movable assets present within the property for a residual value of € 5,000.00. These assets consist of 2 painting booths, 2 lifting bridges, and office furniture.

It is also noted that regarding the discrepancies found on theproperty and indicated in the appraisal, the Municipality in the Building Commission will decide on the demolition or the application of the penalty, estimated by the appraiser and already deducted from the sale price (p. 70 of the appraisal).
