The related urbanization works were tested by Eng. Benedetti (for the secondary urbanizations of the 1st and 2nd excerpt) and by the arch. Bergonzi for the remaining primary and secondary urbanization works of the 1st, 2nd, 3rd phase. From the test of the arch. Bergonzi has not released an amount of € 98,062.56, calculated on the 2002 costs indicated in the agreement. Given the circumstance that the works performed present critical issues in use (sewers in particular), as verifiable by the response of the Municipality of San Gemini dated 05/05/23, regularization costs of the urbanization and extraordinary maintenance work are expected for at least € 2,000.00 for garage and cellar.

Notes: It should be noted that the 2002 agreement provided for in art. 4 and 9 that the future purchasers of the properties should take over all the obligations undertaken and not fulfilled at the time of the sale date. It should also be noted that the variant to the development plan, approved on 01/10/2012, was not followed by any stipulation of a new agreement. Therefore the variant to the P.L. it is to be considered as a suspended practice and awaiting the political-administrative decisions that will be approved in this regard by the City Council. As can be obtained from the response of the Municipality of San Gemini of 05/05/23.
