EXPRESSION OF INTEREST GATHERING - Lands in Fermo, Località Casciotta - LOT 1

The lands are registered at Land Registry of City of Porto San Giorgio at sheet 12:

Parcels 87 - 88 - 89 - 181 - 183 - 185

Land located in a hilly area about two kilometers as the crow flies from the coast.
They were used as a clay quarry, and cover a cadastral area of 119,110 m2, divided into six parcels.
The position is sloping with average slopes of 20-22%, generally exposed towards the north-west.
The land is crossed by a high voltage overhead line.

The area falls within agricultural territory "Agricultural areas of significant territorial value and agricultural landscape of historical-environmental interest", governed by art. 56 of the Technical Implementation Regulations of the General Town Plan of the Municipality of Fermo.
The land is also subject to various other areas of protection and constraints, affecting in whole or in part the individual parcels, including:
- scope of slope protection, art. 30 of the NTA of the PRG
- areas with high botanical-vegetation quality, art. 56 of the NTA of the PRG
- integral protection of watercourses, art. 28 of the NTA
- landslides R1/PI and RI/P2
- scattered buildings for production activities (limited portion)
- areas pursuant to law 431/85 (Legislative Decree 42/04, landscape assets).

It is noted that offers slightly lower than the indicated price may also be taken into consideration.

It is also specified that in the presence of a unitary expression of interest of an amount equal to or greater than the sum of the offers received for the individual lots, priority will be given to the unitary offer of the two lots.
