It is hereby announced that in front of Avv. Margherita Leone with a studio in Andria in Corso Gavour n. 9, scala B, professional delegate for the sales operations by the Judge of the Trani Court, Dr. Francèsca Pastore, with an order issued on April 18, 2024, on July 31, 2024 at 10:30 a.m. a non-auction sale will take place through telematic mode as per art. 21 D.M. February 26, 2015, n. 32 "Telematic synchronous sale, through the platform "www.venditegiudiziarieitalia.it", according to the sale conditions specified below, of the real estate properties described below.

Base auction value: € 13,326.30 (thirteen thousand three hundred twenty-six/30 euros).
Minimum offer: € 9,994.725 (nine thousand nine hundred ninety-four/725 euros)
Minimum bid increment: € 300.00 (three hundred/00 euros)

REAL ESTATE DESCRIPTION

SINGLE LOT
A. agricultural land located in Terlizzi (Bari) at Contrada Pezza Cento Vigne. Total area of about 5,626.00 sqm, listed in the land registry at sheet 27, parcel 68, quality OLIVE GROVE, class 3, cadastral area 18 sqm 36, agricultural income: € 5.69, residential income: € 8.06; parcel 69, quality RURAL AREA, cadastral area 26 sqm; parcel 70, quality OLIVE GROVE, class 3, cadastral area 37 sqm 64, agricultural income: € 11.66, residential income: € 16.52.

A. Full ownership for the share of 1000/1000 of agricultural land located in the agricultural area of the Municipality of Terlizzi, at Contrada Pezza Cento Vigne; NCT Sheet no. 27, - Parcel 68, category T area 18, sqm 36; Parcel no. 69, Cat. T, sqm 26; Parcel no. 70, cat. T, area 37, sqm 64.
By resolution G.R. no. 1051: of 04/08/200 and varied by resolution of C.C. no. 40/2007 and subsequent resolutions, "the property is identified in zone E - AGRICULTURAL.
Access from the street is through a driveway protected by an electric sliding gate to the property. It is completely fenced.
From the entrance gate, there is a partly dirt and partly cemented driveway leading to a building used as a residence and an adjacent reinforced concrete tank for irrigation purposes.
The building is built on a reinforced concrete platform with masonry load-bearing structure and partly flat slabs in cement-asbestos and partly with a pitched roof with metal box beams and insulation panels of the "sandwich" type.
This building is not authorized and cannot be regularized. The actual volume of the building exceeds the volume that the land could express, therefore the building must be demolished.
The reinforced concrete tank for irrigation purposes is located adjacent to a portion of the building, with dimensions of 5.50 m x 15.00 m x 3.00 m and has been duly authorized.
The land has a regular shape, a flat topography, and is cultivated with olive trees.
A portion of the land to the right of the entrance from the street is uncultivated.
The property is connected to the electricity grid and has an irrigation system. Permit for the execution of works for the construction of an irrigation tank, submitted on 06/05/1991- protocol no. 8823 and issued on 04/05/1992- protocol no.
65/1991. Start of work declaration on 20/05/1992, protocol 9196 of 22/05/1992; Completion of work declaration on 25/06/1992, protocol 11698.
Parcels 63 and 69 have slight cadastral discrepancies that can be regularized.
The property is occupied by the executed debtor who lives in the unauthorized building.
