Complex located in the open countryside of the municipality of Vicenza consisting of three distinct and separate buildings set within a large area partly drivable and partly garden.
Sub. 9 House - The main house is spread over two levels. Internally, the house is finished with painted wood paneling, Venetian terrazzo flooring, marble stairs, marble bathroom coverings. On the first floor, the rooms have wooden flooring. In terms of systems, the air conditioning is provided by underfloor heating, both for heating and cooling. Additionally, there is a dehumidification system, serving the floor cooling. The electrical system features home automation and there are sound diffusion speakers in all rooms and connection points to the TV network.
Sub. 16 Annex, Sub. 15 Storage room, pool and Sub. 17 thermal plant - The annex is part of a structure that includes a roof, a storage room, pergolas on brick pillars and an indoor pool. The pool and pergolas, as well as having photovoltaic panels placed on wooden roof beams, also have sandwich panels placed underneath the photovoltaic field, which, continuously, completely cover these structures. These are non-compliant and abusive works that will need to be restored to correspond to the approved project, essentially removing the sandwich paneling that acts as a cover and then reassembling the photovoltaic panels that are authorized by the building permit. The thermal plant is located separately from the house. There are two heat pumps, the circulation pump group, the air recovery system, the inverters as well as the boilers and all the systems that manage the property complex's systems. It is certainly a complex and advanced system even if, as already mentioned, additional gas boiler has been installed within the living area.
The property is currently occupied with a temporary use contract expiring on 31/12/2024.

The buyer will be obliged to the entire property complex, to submit a regularization project aimed at removing non-compliance with what was authorized in the building project. Subsequently, once the works have been carried out, the buyer will have to proceed with the new cadastral variation in order to draw up a cadastral registration that is in accordance with what was authorized at the urban planning and building level.
